Frequently asked questions
Many of our customers have previous experience of selling a property via a traditional estate agent. However, selling a property fast to a professional cash buyer often results in a number of questions. Here we have put together some of the most often asked questions. If after reading through these you find you have a question that remains unanswered please call a member of our team on 0115 740 1900
What are the advantages of selling my property via National Property Buyers?
The main advantage is that the entire process typically takes place in just a matter of weeks rather than months. On top of this are a number of further advantages including no estate agent fees, your legal fees paid and easily negotiated exchange and completion dates to suit you.
Are there any fees?
Unlike some of our competitors we do not make any charges at any stage.
How long does it take to get a formal offer?
By completing our online forms our system will produce an immediate indicative offer for your property. This will be subject to a survey and searches which if you decide to proceed will be carried out by your solicitor. Once the survey has been completed we will then produce a formal offer. This full process usually takes no more than two weeks.
How does an offer from National Property Buyers compare with a price I might achieve via an estate agent?
When selling your property to professional cash buyers you will need to bear in mind that our offer will be at a discount to the Open Market Value’. Open Market Value is the term we use to describe the value of your property if sold via a conventional estate agent. We are currently arranging offers up to a maximum 85% of the Open Market Value. When considering the level of offer to make we factor in a number of calculations. These include any immediate maintenance costs we expect to bear to make the property safe for occupation by a new buyer or tenant.
How will I know that you offer is fair?
Prior to making our formal offer we will instruct a Royal Institute of Chartered Surveyors (RICS) registered valuer to carry out a survey on your property. Once this has been received we will immediately forward you a copy of the survey so that you can see the surveyors report at first hand. It is this report that we base our final offer on.
What happens if I ask national Property Buyers to make me an offer and then decide not to go ahead?
In short – nothing. By requesting your free valuation and cash offer you are not committing to selling your property. In fact you are not ties into selling your property at any stage and are free to pull out of any sale right up to completion day.
Which areas do you cover?
We cover all areas of England and Wales. We do not buy property in Ireland or Scotland.
Can you still help me if I have mortgage arrears?
Yes as long as you have a minimum 20% equity in your property we are normally able to help.
Will National Property Buyers buy properties that need major work carrying out on them?
Yes we buy property in any condition and are happy to buy ‘as seen’.
